What data this website collects about you, why it is needed, how long it is kept and what you can do about it.

This is an English translation provided for convenience. The Russian version of this document is the governing text.

1. Data controller

Your personal data is processed by the owner of the website phuketreal24.com (“Phuket Real 24”). The legal entity details are being finalised; for any request concerning your personal data, please use the contacts in section 9 — they are current.

2. What data we process

We process only the data you give us yourself and technical data about your visit.

When you send a booking request
name, phone number, email address (if provided), dates and apartment category, number of guests, and the text of your comment.
When you use the website
IP address, browser type and version, operating system, page address, referring source, date and time of the visit, and cookie data. See the Cookie Policy for details.
When your consent is recorded
the date and time you clicked, the wording you agreed to, the document version, the page address, an anonymised IP address and its hash, and your browser’s user-agent string.

We do not process special categories of personal data (health, beliefs, etc.) or biometric data. We do not knowingly collect data from minors.

3. Why we process it

  • to receive and handle apartment booking requests, make bookings and contact you about your request;
  • to perform the rental agreement and settle payments under it;
  • to answer your enquiries and questions;
  • to keep visit statistics and improve the website;
  • to send marketing and promotional messages — only with your separate consent;
  • to prove that consent was obtained, as required by law.

4. Legal basis

  • your consent to the processing of personal data;
  • the conclusion and performance of an agreement to which you are a party;
  • Russian Federal Law No. 152-FZ of 27 July 2006 “On Personal Data”.

5. How the data is processed

Processing is mixed: automated (the website, the booking system, a messenger) and manual. We take reasonable technical and organisational security measures: access to requests and the consent log is password-protected, the connection to the website is encrypted, and the consent log does not store your full IP address — it is anonymised.

6. Who we share data with

We do not sell your data or pass it to third parties, except those without whom the service cannot work:

  • LitePMS (litepms.ru) — the booking management system: name, phone, dates, apartment and booking amount;
  • Telegram — notifying the owner about a new request (the same request data);
  • Yandex.Metrica (counter 98428914) — anonymised visit data; see theconsent to the use of the service;
  • the website’s hosting provider — to the extent needed to run the site.

The apartments are in Thailand, so when you book and check in, your data may be passed to the receiving party in Thailand. This cross-border transfer is necessary to perform our agreement with you.

7. How long we keep it

  • booking request data — up to 3 years from your last contact with us, or until you withdraw consent;
  • the consent log — 3 years from the date of consent: it is the proof that consent was given;
  • stay and payment data — for the periods required by law;
  • cookies — see the Cookie Policy for retention periods.

8. Your rights

  • to find out what data about you we process;
  • to have inaccurate, outdated or unlawfully obtained data corrected, restricted or deleted;
  • to withdraw your consent at any time;
  • to lodge a complaint with Roskomnadzor (the Russian data protection authority) or with a court.

You can withdraw consent by emailing phuketreal24@gmail.com or by messaging us on Telegram. Once consent is withdrawn, we stop the processing and delete the data, except for information we are required by law to keep and the record of the withdrawal itself.

9. Contacts for requests

We reply to requests within 30 days of receipt.

10. Changes to this policy

We may update this policy. The current version is always available on this page, with its date shown at the top. Consents given earlier are tied to the version in force at the time they were given.
