What is the minimum stay
The minimum stay is 3 nights in low season and 7 nights in high season (New Year, January, February). If there is a free gap between other bookings, a stay from 2 nights is sometimes possible — check this against your exact dates when you message us.
Is there a discount for booking more nights
Yes, and it applies automatically, without a separate request: −5% from 10 nights, −10% from 14 nights, −15% from 22 nights, −25% from 28 nights. The discounts do not stack — whichever tier your length of stay reaches is the one that applies. What the nightly rate includes, and what is billed separately
The rate itself covers staying in an apartment with a fully equipped kitchen, a washing machine, and dedicated 300 Mbps internet. Billed separately:
- cleaning on request — from 600 THB (1 bedroom, no linen change) to 1,500 THB (2 bedrooms, with linen change);
- utilities billed by meter — roughly 80 THB a day for a 1-bedroom and 120 THB for a 2-bedroom;
- a refundable deposit on check-in — 5,000 THB (1 bedroom) or 10,000 THB (2 bedrooms), returned on check-out;
- prepayment to secure the booking — 10% of the total, rising to 50% in the peak period (20 Dec–10 Mar).

Which category to pick for a short stay
