What the monthly rental price for a Phuket apartment actually covers: base rate, utilities, cleaning, and deposit — using Phuket Real 24 terms as an example.

Renting an apartment in Phuket for a month means paying more than the base rate: utilities, cleaning, and a refundable deposit come on top. At Phuket Real 24, monthly rental starts from 22,500 THB in low season, and the booking prepayment is usually 10% of the total, rising to 50% in peak season.

What the monthly price includes

The base rate covers only the apartment itself — a fully equipped kitchen, a washing machine, and dedicated 300 Mbps internet. The rate depends on category and the season of arrival:

What is paid separately

Utilities. Metered, not included in the rate. As a reference: roughly 80 THB per day for a one-bedroom apartment and 120 THB for a two-bedroom.

Cleaning — on request, billed separately:

Deposit. Refundable, paid at check-in: 5,000 THB for a one-bedroom apartment, 10,000 THB for a two-bedroom. Returned at checkout if there is no damage.

How to arrange a month-long rental

Arranging terms means clarifying three things upfront, not negotiating the rate itself — it is fixed by the seasonal grid.

  1. Confirm the prepayment amount. Standard is 10% of the booking total. In peak season (20 Dec – 10 Mar) prepayment is higher — 50% — worth factoring into your budget in advance.
  2. Ask about stays of 30+ nights. The monthly rate kicks in automatically from 30 nights, and it is already cheaper than booking the same period as several shorter stays. Length-of-stay discounts of 5–25% apply only to bookings shorter than a month.
  3. For stays over three months, ask about a long-term contract. We offer fixed annual and seasonal rates that beat repeated monthly bookings: for example, a one-year contract on a 1-bedroom Ocean view 40 m² runs 43,000 THB per month, versus 130,000 THB for the same month at the peak-season rate.

Payment methods: cash baht, bank transfer in baht to a Thai card, rubles to a Russian card, tenge/EUR/USD to a Kazakhstan card, cash EUR and USD, USDT.

Which category to choose

For one or two people staying a month, a one-bedroom is usually enough — Deluxe Pool View 40 m² or Deluxe Ocean View 40 m². For a family, a two-bedroom works better, such as Grande Luxury 2 Bedroom 69 m². The full list is on the apartments page.
