Monthly rent for apartments by Surin Beach in 2026 runs from 22,500 THB in low season up to 209,000 THB at the New Year peak — the spread comes from unit size, view, and the season you book. Here are the exact numbers by category and why the price swings this much.
How much apartments cost per month, by category
These are prices for one specific complex — apartments in Mida Grande Resort on Surin that we manage. The unit is the monthly rate (30+ nights); low season runs 20 May–19 Sep, the peak is 24 Dec–10 Jan.

The gap between low season and peak is not an arbitrary markup — it follows demand: December-January books out months ahead, and the same pattern holds for any rental on the island, not just ours.
Why the price changes by season instead of staying fixed
The price list has ten periods, from the peak (24 Dec–10 Jan) down to low season (20 May–19 Sep), each with its own monthly rate. This is what separates long-term rental from a short booking: stays of 30+ nights automatically switch to the monthly rate instead of the nightly one, and the length-of-stay discounts (5–25%, based on nights) no longer apply on top of it — those only work for bookings under a month.
Prepayment works differently too: normally it is 10% of the booking total, but during the peak period (20 Dec–10 Mar) it rises to 50%. Worth planning around if you are booking for the winter months — prepayment is higher, and booking early matters more.
Monthly-by-season vs. a long-term contract: which is cheaper
If the stay is genuinely long — a year or more — the seasonal grid is not the only option. We offer three long-term contract formats with a fixed rate:

A 1-year contract for a 1-bedroom works out cheaper than a single peak-season month on the seasonal rate (43,000 vs. 130,000 THB), because it averages the whole year, cheap months included. This fits people who are not renting for one winter, but plan to live on Phuket year-round or return regularly.
What is not included in the monthly rate
Utilities and cleaning sit outside the monthly rate. As a reference point for our apartments: water and electricity run about 80 THB a day for a 1-bedroom and 120 THB for a 2-bedroom, billed by meter. Cleaning ranges from 600 THB (1-bedroom, no linen change) to 1,500 THB (2-bedroom, with linen change), on request. On check-in there is a refundable deposit — 5,000 THB for a 1-bedroom, 10,000 THB for a 2-bedroom — returned on checkout.
We accept cash baht, bank transfer to a Thai card, rubles to a Russian card, tenge and other currencies to a Kazakhstan card, and USDT — which usually resolves the main question for anyone planning a long winter stay from Russia or Kazakhstan.
