Long-Term Rental in Surin, Phuket: Contract or Monthly Booking

A long-term rental in Surin, Phuket, can be arranged two ways: a chain of monthly bookings at seasonal rates, or a fixed contract for a year or a season. At Phuket Real 24, a one-year contract on a 1-bedroom Ocean view 40 m² apartment runs 43,000 THB a month with a deposit of two monthly payments, while a summer contract on the same unit (1 May – 31 October) is 22,500 THB a month with a deposit of one monthly payment. The rate and the deposit size are what to compare before signing.

What counts as long-term rental here

From 30 nights, the monthly rate applies instead of the nightly one. For a stay of several months or longer, it is worth comparing that against a fixed contract — two different ways to arrange a long stay, and which one wins depends on which months the stay actually covers.

How a contract differs from a monthly booking

A monthly booking is a seasonal rate for each month separately: higher in high season, lower in low season. A contract is a fixed rate for the whole term that does not change within the period regardless of season.

The annual contract is cheaper than the winter one because it averages in the lower summer rate too. It is also significantly cheaper than booking month by month on the seasonal grid: during the 24 Dec – 10 Jan peak, the monthly rate for a 1-bedroom Ocean view 40 m² is 130,000 THB — nearly three times the annual contract rate for the same category. What to check before signing

1. How many deposits are required upfront. With us, that is two monthly payments for the annual and winter contracts (for Ocean view 40 m², 43,000 × 2 THB) and one for the summer contract. It is a separate sum on top of the first payment, worth budgeting for in advance.
2. What is not included in the rate. Metered utilities — roughly 80 THB a day for a one-bedroom apartment and 120 THB for a two-bedroom. Cleaning is on request, from 600 to 1,500 THB depending on bedroom count and whether linen is changed.
3. Whether the rate is fixed within the period. A contract locks it in; a monthly booking does not — January and September cost differently, which matters when budgeting for the whole stay.
4. Payment methods. Cash baht, bank transfer in baht to a Thai card, rubles to a Russian card, tenge/EUR/USD to a Kazakhstan card, cash EUR and USD, USDT.

Contract or monthly booking — which to choose

If the stay fits strictly within the summer period (May–October), the difference between a summer contract and monthly low-season booking is small — the choice comes down to whether locking in the rate in advance matters to you. If the stay spans high season (December–March) or runs a full year, a contract is almost always cheaper: it protects against the seasonal spike that reaches 130,000 THB a month for the same apartment.
